NOTICE OF FILING OF PETITION TO QUIET TITLE NOTICE IS HEREBY GIVEN that Petitioner, Hot Springs Village Property Owners Association, filed its Petition to Quiet Title to real property ("Petition") on July 11, 2019, in the Circuit Court of Saline County, Arkansas, styled Case No. 63CV-19-827. In Petitioner's Petition, it describes the real property subject to the Petition and states facts that show a right and title to the real property. The real property subject to the Petition lies in Saline County, Arkansas and is described as follows: Lot 19, Block 4 of Siega Subdivision, Hot Springs Village, Saline County, Arkansas (hereinafter referred to as "Lot 19"); Lot 20, Block 4 of Siega Subdivision, Hot Springs Village, Saline County, Arkansas (hereinafter referred to as "Lot 20"); Lot 21, Block 4 of Siega Subdivision, Hot Springs Village, Saline County, Arkansas (hereinafter referred to as "Lot 21"); Lot 23, Block 4 of Siega Subdivision, Hot Springs Village, Saline County, Arkansas (hereinafter referred to as "Lot 23"); and Lot 28, Block 4 of Siega Subdivision, Hot Springs Village, Saline County, Arkansas (hereinafter referred to as "Lot 28") (collectively, Lot 19, Lot 20, Lot 21, Lot 23, and Lot 28 shall be referred to as the "Lots"). The Lots were subject to sale by the Commissioner of State Lands pursuant to the provisions of Act 626 of 1983, as amended. On July 12, 2018, Petitioner, being the highest qualified bidder at the sale, purchased Lot 19, Lot 20, and Lot 21. Based upon Lot 23 and Lot 28 not being sold on the date and at the time advertised, Lot 23 and Lot 28 became subject to negotiated sale pursuant to the provisions of Section 3, Act 626 of 1983, as amended. Petitioner purchased Lot 23 and Lot 28. Upon receipt of the amounts bid and negotiated amounts, the Commissioner of State Lands conveyed unto Petitioner, via Limited Warranty Deeds for Forfeited Property Sold, all the right, title, and interest of the State of Arkansas in and to the Lots. Accordingly, Petitioner has a right and title to the Lots. All parties and entities that may claim an interest in the Lots were named in the Petition. This Notice shall provide further notice to all other persons or entities that may claim any interest in the Lots, or liens thereon. Such parties and entities are invited to show cause why the sale and title to the Lots should not be confirmed in Petitioner.
